      West Oak Trails Neighbourhood

      This family oriented neighbouhood began developing in early-mid 1990’s, with most of homes being built in the early 2000’s. Due to home sizes, great schools, animal hospital, dance studio, parks etc, this neighbourhood is one of the most popular neighbourhood in Oakville for young families.

      Children are happy running in great parks and trails. One, among other parks, is Sixteen Hollow Park, located on Westoak Trails Blvd. This recently updated, large park features a playground with splashpad, baseball field and a large parking lot as well.  This park is also known as “Old Oak Park”.

      West Oak Trails neighbourhood boundaries are different if you are checking two main real estate boards in GTA.

      On Oakville Milton Real Estate Board (OMDREB), boundaries for West Oak Trails Neighobourhood end at 3rd Line to the West and on

      Toronto Real Estate Board (TREB), ends at Bronte Rd and basically takes two neighbouhroods under one wing. West Oak Trails neighbourhood and Westmount neighbourhood.

      Northern border is Dundas St and Southern border is Upper Middle Rd.

      This amazing neighbourhood mostly contains detached homes, with spread of smaller detached homes with one car garage, to larger homes with double car garage. There are several streets featuring luxury homes as well. Most of them are on the Sixteen Mile Creek border.

      Freehold and Condo Townhouses ,and semi-detached homes are present as well, and that is the entry level to this neighbourhood, for some of young families that are getting their first homes. The starting price range in 2021 was from low 700's for condo townhouses, freehold townhouses were starting from 820's, semi-detached fromm 950's and detached homes were starting from just over 1Million.

      However, starting the fall market in 2021, the market have exploded and prices went up substantionally. Extremely low inventory and huge number of buyers, domestic AND foreign buyers, absolutely made this happen. The questions and concerns  are lingering over our hads, for how long this will last, and when is this bubble going to burst?! For all of you who own those smaller properties, now is a perfect time to move-up, but in order for you NOT TO  get "homeless", you will need to a thourhough planning with your realtor, your accountant, lawyer and the bank.


      West Oak Trails Community is strong, neighbors tend to know each-other, there are yearly street parties on some streets, Christmas cookie exchange neighbor parties, garage sales are famous as soon as spring sun hits the roads.

      Cultural diversity makes this neighbourhood even more attractive to people moving into Oakville neighbourhoods.

      Schools are well ranked and there are Public schools, French Immersion scholls, Catholic schools and Montessori school as well close by, so, all you need to do is let me know which street you prefer!
