HOME OWNERSHIP TYPES
There are two forms of Home Ownership,
- Freehold and
Freehold Home Owneship means that one family owns the land and the house outright. There is no space co-owned or co-managed with owners of other units. Freehold owners must obey municipal bylaws, subdivision agreement, building codes and federal and provincial laws, but other than that, they can do what they want with the property they own.
Detached, semi-detached houses are mostly freehold and town houses can have either freehold and condominium ownership.
Condominium ownership is when the unit is owned by a person or a family but they share ownership rights for the common space of the buildings. Common space includes: corridors, the ground around the buildings and facilities such as a swimming pool, recreation room, gym, game room, theater, library and more. In condominium properties, beside the municipal bylaws, federal & provincial laws etc, there are some limitation that are specific just for that building too. Those can be restrictions regarding pets, usage of satellite dishes, specific colors for the doors, windows, garages, even the drapes that will be visible from outside.
Most of the Condominium ownerships are mid and Highrise buildings but can also be townhouse complex too.
A detached house is one dwelling unit. It stands alone on its own lot. It might have a garage or not. People get more privacy with this type of property.
A semi-detached home is a house that is joined on one side to another home. This kind of property is usually more affordable than detached home in the same neighbourhood, but not always. That depend on the size of the house, age, features etc.
TOWNHOUSE (Row House)
Townhouses are several similar homes, side-by-side, joined by common walls. Each townhouse has its own direct entrance from outside. Sometimes they have garages attached to the unit, they can be detached from the unit, or they can have common parking space. Townhouses offer less privacy than detached or semi-detached homes but, they can cost less to buy and maintain than detached and semi-detached houses. Also, Townhouses can be Freehold (the owner is responsible for its own unit maintenance inside and out) or, they can be Condominium Townhouses - there is a maintenance fee that cover some of the maintenance and utilities for the unit, but there are some limitation for the use. The owners are obligated to follow Condominium Rules and Regulations.
Stacked townhouses are usually two-storey homes that are stacked one on top of the other. Each unit has direct access from outside and are usually attached in groups of four or more. Also, most of them belong to Condominium corporation. This type of property is usually most affordable, according to the purchase price, however, the maintenance fee might be high.
A Link home is joined to another house by a garage or carport. The garage give access to the front and back yards. Sometimes, builders join basement walls so that link houses appear to be single-family homes on small lots. These houses can be less expensive than single-family detached homes.
A self-contained unit in part of a building. The entrance is and the hallways are common. Depending on the age and builders preference, there might be or not special amenities such as pool, gym, sauna, guest rooms, security, concierge, library, garden etc. Since they are Condominium type of the property, there will be maintenance fee. Apartments can be more affordable than single dwelling units.

Throughout the years I've dealt with Buyers and Sellers in Oakville, Burlington, Milton, Mississauga, Brampton etc, I've seen these mistakes repeated over and over again. Please take your time, read this article that RECOprovided us, and let me know if you have any questions or concerns and/or if you can recognize yourself in any of those...Be honest to yourself...and try not to repeat them!!! :)
1. ALLOWING EMOTIONS TO OVERTAKE COMMON SENSE
- You fall in love with a property and suddenly you forget about your budget that You've created at the beginning of the process. Don't forgo a home inspection in order to win a bidding war!!!...It can hurt you more than you could even think!
2. HIRING THE FIRST SALESPERSON YOU MEET
- Ontario has over 60,000 brokers and salespersons. Make sure you feel comfortable with them and their approach to the process. Be sure you get references and contact them to learn about their experience with the salesperson.
3. NOT MAKING YOUR EXPECTATIONS CLEAR WITH YOUR REAL ESTATE PROFESSIONAL
- Mutual understanding about what you're looking for is extremely important for the smooth process. Also, make sure that you are aware of the services that the brokerage will be responsible for and the services you EXPECT them to provide, and get it in writing.
4. FAILING TO READ AND UNDERSTAND FORMS AND CONTRACTS
- It is very common for the public today to speed up the process by NOT reading the contracts and forms. Sometimes they just trust their representative and sometimes they don't think it is that important. You don't want to be stuck in the contract that you don't like!!! Ask your representative to go with you through all clauses in the contracts and forms and consult your lawyer if you think is necessary. Make sure all the blanks of the form are filled in before you sign it, and make sure you get a copy of whatever you sign!
5. ASSUMING EVERYTHING IS INCLUDED IN THE PURCHASE PRICE
- PLEASE don't assume that the furnace, appliances or other items are included in the purchase price. The seller may want to take washer and dryer with them to their new home, and the furnace might be under a rental contract that you'll be required to take over. Make sure that your representative placed proper list of the chattels and the clause regarding any outstanding leases on the home's major systems.
6. FORGETTING ABOUT WHAT'S WITHIN THE WALLS
- Granite countertops, new hardwood, new bathrooms are appealing, but the insulation, wiring and plumbing are extremely important too. Make sure the inspector checks all these points and let your real estate representative then look it there are all issued permits and plans.
7. FORGETTING ABOUT WHAT'S OUTSIDE THE WALLS
-When you buy a house you should be aware of your surroundings. Some place are lively, others are quiet. Some places are filled with kids while others are not. Visit the neighbourhood at different times of the day and over the weekend, to see if you can fit into this neighbourhood or not. Ask your realtor about the amenities, schools etc.
8. NOT DOING YOUR RESEARCH
- If you're concerned about the house past, simply internet search for the address can give you lots of information. You can also ask the neighbours about it or your real estate representative might now about it.
9. MAKING VERBAL AGREEMENTS
- Unfortunately, Verbal agreement has proven wrong in so many situations. Please make sure that all changes are documented in writing, to be clear about the expectations, and to prevent any possible disputes later on.
10. UNDERESTIMATING CLOSING COSTS
- Please understand that the closing costs of a real estate transaction can add up quickly. Take the time to include estimates and other expenses in the full cost of buying or selling property. It will make your life way easier.
